Open House Preparation Checklist for Agents

An open house that draws a crowd but converts none of them usually failed in the preparation, not on the day itself. A few things consistently separate a productive open house from a wasted Sunday afternoon.
A week before
- Confirm the listing photos and description are current — an open house that doesn't match its online marketing creates a bad first impression before anyone arrives in person.
- Promote across channels early, not just the day before — social media, your own database, and the MLS open house calendar all need lead time to actually reach people who'll show up.
- Prepare a property-specific one-pager or flyer, including anything photos can't convey — recent updates, HOA details, school district, utility costs if known.
The day before
- Walk the property as if you were a buyer. Note anything a first-time visitor would notice that the seller, living there daily, might not.
- Confirm lockbox access, parking guidance for visitors, and signage placement.
- Check that any smart home features, if present, are set to a neutral, demo-friendly state.
Morning of
- Open blinds and curtains, turn on every light, matching the same lighting principles that make listing photos work.
- Remove personal items the seller may have left out overnight.
- Set a comfortable temperature and address any obvious odors well before the first visitor arrives, not right before.
- Set out your sign-in sheet or digital check-in, and have property flyers accessible without requiring a conversation to get one.
During the open house
- Qualify naturally in conversation — timeline, whether they're pre-approved, whether they're working with another agent — without turning every interaction into an interrogation.
- Follow up same-day, while the property is still fresh in a visitor's mind, rather than waiting until the next business day.
After
Treat every open house visitor who left contact information as a lead worth the same qualification process as any other — a quick follow-up assessment sent the same evening captures interest while it's highest, rather than relying on memory of a brief in-person conversation days later.
