Buyer Leads guide

Real estate lead capture that buyers actually complete

A lead capture form is a trade. Visitors give you their details when what they get back is worth more than the effort. Most real estate forms offer nothing back — which is why they're ignored.

The capture points

  • Property pages — the destination for every link and QR code.
  • QR codes on flyers, signs, feature sheets and open house tables. See real estate flyers.
  • Link in bio and Story link stickers.
  • Email and SMS links for people already in conversation.

Ask the right questions, in the right order

Start with easy, useful questions — what matters most, timeline — and ask for contact details last, once the visitor has invested and wants their result. Keep it to a few minutes.

Consent and privacy

Use an unticked, explicit checkbox for contact consent and a separate optional one for marketing updates. Say who will contact them and link to your privacy policy. Store the consent with the lead. BuyerIQ does this by default.

Attribution

Every capture point should record the listing and the channel — flyer, QR, Instagram, email, SMS. Without attribution you can't tell which marketing works.

Measure the funnel

Views → scans or clicks → starts → completions → conversations. A big drop between starts and completions means the questionnaire is too long; between views and starts, the offer isn't compelling.

Build it once, reuse it for every listing

In AI Marketing Studio every listing gets a property page, a QR code and copy with the capture call to action, and the leads tab shows who came from which listing and channel.

Frequently asked questions

What is the best way to capture real estate leads?

Offer something useful in return — a Match Score, a readiness snapshot, price updates — through property pages and QR codes, and ask for contact details last with explicit consent.

Do QR codes work for lead capture?

Yes, when the scan has a clear payoff and leads to a page you can measure.

What consent do I need?

At minimum, clear consent to be contacted about the enquiry, separate optional marketing consent, and a link to your privacy policy. Requirements vary by location.

Turn listing traffic into qualified buyer leads.

Add a Match Score to every post, flyer and property page. Buyers who opt in arrive with timeline, priorities and readiness.
