Real Estate Marketing guide

Real estate flyers that get picked up — and acted on

A flyer has about five seconds on a counter or in a hand. It needs one great photo, the facts a buyer scans for, and a reason to take the next step right now.

What every property flyer needs

  1. One hero photo — the image that sells the home, not a collage.
  2. A headline of eight words or fewer that names the feature buyers will remember.
  3. The facts line: price, bedrooms, bathrooms, square footage.
  4. Five to seven bullets, each a fact, not an adjective.
  5. Your name, brokerage and phone.
  6. A QR code with a reason to scan.

The QR code is the most important part

A flyer without a QR code can't tell you whether it worked. A QR code with "Scan for more info" rarely gets scanned. Give the scan a payoff:

Could this be the right home for you? Scan to see your Match Score.

The QR code should point to a property page you control, so every scan is counted and every interested buyer can become a lead. In AI Marketing Studio, each listing's flyer is generated with its own QR code that points to the listing's page and BuyerIQ.

Writing flyer copy

  • Lead with the feature, not the adjective: "Chef's kitchen renovated in 2024" beats "Stunning kitchen".
  • Cut words. If a bullet is longer than one line, it's two bullets or it's not needed.
  • Don't describe who should live there. Describe the home.
  • Use the same facts and call to action as your posts and emails.

Layout basics

  • Letter size, portrait, with a margin your printer can handle.
  • Brand color in one place — a band or the headline — not everywhere.
  • Contrast for the QR code: dark on light, at least about an inch square.

Print, then measure

Track scans per flyer version. If the open house flyer gets scanned more at the coffee shop than the door hanger, you know where to print next time. Read more about lead capture for real estate.

Frequently asked questions

What should be on a real estate flyer?

A hero photo, a short headline, price, beds, baths and square footage, five to seven factual bullets, your contact details and a QR code with a reason to scan.

Do QR codes on real estate flyers work?

They work when the scan has a payoff — a Match Score, the full gallery, an open house reminder — and when the destination is a page you can measure.

Should I put the price on the flyer?

Usually yes; buyers filter on price. Follow your brokerage and MLS rules.
