Just listed marketing: the first-week launch
The first week on the market is when a listing gets the most attention it will ever get. A coordinated launch makes sure that attention reaches the right buyers and turns into showings.

The launch checklist
- Final photos (and disclosed virtual staging where used).
- MLS description within your MLS's limits.
- Property page live, QR code tested.
- Instagram carousel, caption and Story frames.
- Facebook and LinkedIn posts.
- Just Listed email to active buyers and your sphere.
- Property flyer printed for showings.
- Ad copy ready if you'll boost.
- SMS or WhatsApp message for buyers you're already working with.
- Open house date chosen.
The launch posts
Carousel: hero photo and one line; then the living spaces; then the feature buyers will remember; then the facts slide; then the call to action.
Caption: lead with the most distinctive fact, then one sentence about how the home lives, then the call to action. Example structure:
Four bedrooms, a dedicated office and a backyard that gets afternoon sun. Morning coffee in the breakfast nook, evenings on the patio. See how well this home matches what you're looking for — link in bio.
Story: four or five frames with a poll ("Kitchen or backyard?") and a link sticker.
The Just Listed email
Specific subject ("Just listed: 4 bd with an office on Maple Court"), three short paragraphs, one link. Send separately to active buyers (who get "this may fit what you told me") and your sphere (who get "know anyone?").
Capturing launch-week leads
Every launch asset should point to the same next step. A Match Score turns "I'm curious" into "here's my timeline and what I need" — with the buyer's consent. BuyerIQ attributes each lead to the asset that produced it, so you know whether the flyer or the carousel worked.
Doing it in minutes

Frequently asked questions
What should a Just Listed post say?
The most distinctive fact, how the home lives, and one clear next step — usually the property page or a Match Score.
When should I send the Just Listed email?
On launch day, separately to active buyers and to your sphere, with different framing for each.
Should I boost the Just Listed post?
If your listing's buyers aren't already in your audience, a modest boost can help. Housing ad rules limit targeting by age, gender and ZIP code.
