How to write a real estate marketing plan (with a template)
A marketing plan is a list of decisions made in advance, so you aren't deciding at 10 p.m. what to post. You need two: one for each listing, and one for your business.

Part 1: the listing marketing plan
Use this for every listing — and show a version of it in your listing presentation. Sellers hire the agent whose plan they can see.
1. Facts and positioning
- Facts that will appear everywhere: price, beds, baths, square footage, top features.
- Three selling points, each tied to a fact.
- Who the home serves, described by needs.
- One call to action.
2. Preparation
- Photos, and which rooms need virtual staging, decluttering or a twilight exterior.
- Disclosures for any virtually staged or enhanced images.
3. The lifecycle calendar
| Stage | Assets |
|---|---|
| Coming Soon | Teaser post, sphere email, early-interest list |
| Just Listed | Listing descriptions, carousel, Story, email, flyer, ads |
| Open House | Story with countdown, post, email, flyer, SMS, reel |
| Price Reduced | New-price post and email to engaged buyers |
| Pending | Announcement, "similar homes" offer |
| Just Sold | Post, postcard, email, seller lead campaign |
4. Lead capture
- Property page and QR codes.
- A Match Score or questionnaire so buyers can raise their hand with context.
- Follow-up within the same day.
5. Measurement
- Page views, QR scans, completions, showings, offers — per week.
Part 2: the business marketing plan
Goals
Write goals as conversations, not impressions: listing appointments per month, buyer consultations per month.
Audiences
Sphere and past clients; a geographic farm; buyer leads from your listings.
Channels and cadence
- Monthly sphere email.
- Two to three social posts a week, mostly about real work.
- Just Sold campaigns in your farm after every sale.
Budget
Spend time first, money second. Add paid reach to channels that already produce conversations.
Making the plan executable
The plan fails when each asset has to be created from scratch. AI Marketing Studio generates the Just Listed kit and each lifecycle campaign from one listing profile, and For You reminds you when a stage needs its campaign.
Frequently asked questions
What should a real estate marketing plan include?
Goals, audience, positioning, the channels and calendar for each listing stage, lead capture, budget and how you will measure results.
How do I present a marketing plan to sellers?
Show the lifecycle calendar with real examples of each asset, explain how buyers will be qualified, and show how you'll report activity.
How long should a marketing plan be?
Long enough to remove daily decisions. For a listing, one page plus the calendar is enough.
