Seller Leads guide

The home seller questionnaire: what to ask before you meet

The best listing appointments start with the agent already understanding the seller's situation. A short questionnaire makes that possible — and shows the homeowner you plan before you pitch.

Updated October 2026

The questions

  1. Timeline: When would you ideally like to sell? (Within 30 days / 1–3 months / 3–6 months / Exploring)
  2. Motivation: What's prompting the move? Include "prefer to discuss privately".
  3. Property type: Single-family, condo or townhome, luxury, multi-family, land.
  4. Occupancy: Owner-occupied, tenant-occupied, vacant, seasonal.
  5. Condition: Market ready, minor preparation, significant updates, recently renovated, not sure.
  6. Price expectations: Based on a recent valuation, nearby sales, a target in mind, or "I need guidance".
  7. Agent status: Not committed, interviewing, currently listed, agreement recently expired.
  8. Next purchase: Will this sale connect to another move?
  9. Priorities: Price, speed, minimal disruption, presentation, coordinating the next purchase.

Why these questions

Timeline and agent status tell you whether to meet now. Motivation and the next purchase tell you what success means to them. Condition and occupancy shape the preparation plan. Price expectations tell you how much education the pricing conversation needs.

Wording and ethics

  • Never promise a price or sale time in response.
  • Let homeowners keep sensitive reasons private.
  • Get explicit consent before contact; keep marketing consent separate.

Give the homeowner something back

A short readiness snapshot — where they are and what to prepare next — makes the questionnaire worth completing.

Use it with every seller lead

SellerIQ asks these questions, collects consent, and produces a seller report and call brief. Link it from your Just Sold campaigns, website and open houses. More on seller lead generation.
